At the GaijinPot Housing Service we mostly focus on mid-range apartments perfect for a single worker or student, but it’s not at all rare that we’ll get an inquiry from someone looking for something a little more high-end.
In the Tokyo area, our main source of premium properties is the Residia line of buildings, located all over the 23 wards. We are able to offer these through one of our partner agencies, LINC. If you’re thinking about moving into a premium apartment, here are a few quick reasons why you should give our Residia units a thought.
1. Looks and features
If you’re considering a higher-end apartment, you probably want both the interior and exterior to look and feel good. With basically all Residia apartments, you can rest assured you’re going to first get the basics, like a separate bath/toilet, washlet, and system kitchen.
On top of that, most of the units also have in the building what I would describe as basic-premium features. Basic-premium would include an auto-lock system at the entrance, separated indoor garbage area, and delivery boxes for the tenants. The convenience of having a delivery box that accepts your packages when you’re away from home cannot be overstated!
Inside the room itself, you’ll get a much more modern and sleek look than you can expect from a standard apartment. Of course, almost every Residia building was built starting in the 2000’s or later (as opposed to the 20th century!) and is well-maintained. So if older Tokyo apartments bother you, then you’re in luck with Residia brand buildings. While the rooms themselves are unfurnished, that is perfect for someone looking to live in Japan for at least a few years. Even if you’re not interested in furnishing an apartment by yourself, the Housing Service offers our own furniture/appliance rental service to help you out.
Wireless Internet ready to go, for a low nominal fee
Going back to features, many Residia properties also have wireless internet available for just around ¥1,500 a month. Not only is that many times cheaper than most normal internet services, but you can also use it right away after moving in. Not every property offers this service though, so if you find an interesting looking Residia property, make sure to ask if internet is offered. And speaking of looking for Residia properties, when searching, make sure to look for the LINC logo on the listing page. They are our agency partner assisting us in offering the properties and if you see the logo on our site, it’s one of the Housing Service’s Residia properties!
The property I mentioned above was in Mejiro, but Residia properties are actually available in many areas across Tokyo 23 Wards! There is almost sure to be a building in a convenient location for you. To give you an idea, here is a map view of just 50 Residia properties across Tokyo.

3. Pet-friendly options
To be completely upfront with you, the Housing Service has never had a lot of pet friendly options. We get all our listings through our partner property management companies and if they don’t have pet-friendly properties, neither do we. Right now in Tokyo, we have a total of 154 pet friendly properties, but 90 of those are from the Residia line!
The general rules for having a pet in a rental property in Japan
When it comes to pet-friendly options though, it’s also good to know the restrictions. Generally you will only be allowed one pet that can weigh up to 10 kg. If you’re planning on having a bigger dog, make sure to inform us as soon as possible! For smaller pets the rules are generally a lot more lax, but things can vary. The other thing to keep in mind is that most often an additional one month deposit will be added for pet owners. Luckily though, this is refundable along with the rest of the deposit!
If you’re interested in one of these properties, here is the full list. There are some really interesting Residia properties for pets as well! One property we have in Ikebukuro has a communal area for washing your pet, something I’ve never seen before in an apartment building. Then once you get back into your room, your pet will have his/her own space!
#4 Quantity and variety
I briefly mentioned this earlier in the article, but at the moment, we have 350+ Residia properties available in Tokyo 23 wards. The listings are updated every week around Sunday or Monday, so even if nothing on the list right now interests you, it could be worth checking back weekly. It’s not uncommon for a huge amount of new units to become available all at once!
In terms of variety, there’s a lot more than just Ikebukuro high rises. For example, here is a more low key, down-to-earth option in Suginami.

A 1LDK is great for a single or even a couple, but what if you’re looking for something for a family? Luckily, there are 2LDK+ options available as well. Generally larger properties in Tokyo are quite difficult to find, but at the moment of writing we have 19 in a variety of locations across Tokyo, including Akasaka, Otsuka, and Kinshicho.
In fact, if we go back to the above Suginami unit, as of writing this article we have a 2LDK available.

It’s a great size for a small family to share. Even better is that this building is only a 3 minute walk from Hounanchou Station on the Marunouchi Line. #5 GaijinPot Housing Service
To finish things up, all of these Residia properties are made available to foreign tenants through our GaijinPot Housing Service. Getting approved for a premium property in Japan can be quite tough, but by applying through us, your application is judged by other foreigners who understand your situation and have likely gone through similar housing struggles.

A Residia property shouldn’t need repairs too often, but if it does, you can email or call us in English to set up an appointment. That’s a lot easier than dealing with a property management company yourself, or even trying to ask a friend for translation help.
